Window and door repairs

Window Repairs and Door Repairs for Your Home

A faulty window or door does not always need full replacement. We assess existing frames and repair hinges, handles, locks, seals and glazing where that is the sensible answer, starting with the cause rather than treating every symptom alike.

Describe the fault before choosing the repair

A handle that feels stiff, a door that catches on the floor and water around a frame can have different causes. Notice when the problem happens: whether a lock works with the door open but not closed, whether a sash rubs in one corner, or whether a leak appears only during rain. These details help focus the assessment.

Do not force a handle or repeatedly slam a door to make it lock. That can damage parts that were not the original problem. If glass is cracked or a window feels loose, avoid operating it and keep people clear of the affected area until it can be assessed safely.

Hinges, handles and opening problems

Window hinges support the opening sash and control its movement. Wear, corrosion or a hinge unsuitable for the sash can leave a gap at one edge even when the handle is closed. A handle fault can be separate, such as worn internal parts or a mismatch between the handle and mechanism.

We assess the sash, frame and hardware together. Replacing a broken handle is useful only if the mechanism it operates is sound. The same applies to a window that will not close: a replacement part should address the cause of the poor fit rather than simply make the handle easier to turn.

Dropped doors and reluctant locks

A dropped uPVC door can catch at the bottom or make the locking points miss their keeps. The leaf may need adjustment, the hinges may be worn, or the glazing support may need attention. Fitting a new lock without correcting alignment can leave the new mechanism under the same strain.

The repair assessment looks at how the door sits in its frame and how the lock behaves. Where a cylinder, multi-point mechanism or handle needs replacing, the part should match the existing system. If the frame or leaf has distorted extensively, a broader repair or replacement decision may be needed.

Misted glass and damaged sealed units

Moisture trapped between the panes usually indicates a failed sealed unit. It is different from condensation on the room-side glass, which can relate to humidity and ventilation. Where the surrounding frame remains sound, replacing the sealed glass unit can deal with the misting without discarding the whole window.

Cracked glass also needs assessment for a suitable replacement unit and any safety-glazing requirements. We consider the size, glazing specification and condition of the frame. Clearing surface condensation or adding sealant around the outside does not restore a failed seal between the panes.

Seals and water around the frame

Worn gaskets can allow air past a closed sash, while damaged perimeter sealant can allow water into the junction between frame and wall. Blocked drainage or a fault in the surrounding building can produce similar symptoms. The location of a damp mark is a clue, not a complete diagnosis.

A repair should preserve intended drainage and ventilation. Covering every gap with sealant can obstruct routes designed to let water leave the frame. We assess the source before agreeing work, particularly where staining suggests the problem could involve the wall or roof above rather than the window itself.

Repair where it makes sense

Sound frames with an isolated hardware, seal or glass fault can be worth keeping. Widespread distortion, damage or repeated failures may make replacement more practical. We offer a free survey with a fixed written price and no-pressure quotations. Use the short enquiry form to describe the fault and which window or door is affected, so the work can be considered around its actual condition.

Questions

Common Questions

Can misted double glazing be repaired?

When moisture is between the panes, the sealed unit has usually failed. Replacing that unit in a sound frame is often the appropriate repair. Condensation on the room-side surface is a different problem and needs a ventilation and humidity assessment.

Is it worth repairing old uPVC windows?

It can be if the frame is sound and the problem is limited to hardware, seals or glass. Distorted frames or several recurring faults need a fuller comparison with replacement. Condition matters more than age alone.

Should I replace the lock on a door that has dropped?

Not automatically. If the locking points no longer align with the frame, adjustment or hinge work may be needed first. Replacing the mechanism without addressing alignment can leave the same problem in place.
